Resumen
Se pretende con este trabajo estimar el justiprecio de inmuebles representativos
afectados por un proyecto de construcción de una presa para regulación de avenidas aguas
arriba de la zona del Puente de la Sierra, cauce del rio Eliche y Frio, TT.MM Jaén y Los
Villares (Jaén), que para ello será necesario realizar la expropiación forzosa de las
parcelas afectadas cumpliendo los requisitos exigidos en la vigente Ley de Expropiación
forzosa, calculando el valor total aproximado del justiprecio de los bienes y derechos
afectados, siguiendo el procedimiento administrativo y de acuerdo con la Ley de 16 de
diciembre de 1954 sobre expropiación forzosa, Real Decreto Legislativo 7/2015, de 30 de
octubre, por el que se aprueba el texto refundido de la Ley de Suelo y Rehabilitación
Urbana y el Real Decreto 1492/2011, de 24 de octubre, por el que se aprueba el
Reglamento de valoraciones de la Ley de Suelo.
