[ES]Se trata de un procedimiento en principio muy beneficioso para el acreedor, ya que con el título ejecutivo presentado con la demanda, se llevara a cabo la realización de los bienes que garantizan el préstamo hipotecario. Para ello, se llevara a cabo la notificación de la demanda al deudor, la solicitud al Letrado de la Administración de Justicia de la certificación al Registro de Propiedad sobre la inscripción de la hipoteca y la subsistencia de la misma, así como la titularidad a nombre del deudor, y así se llegará a la subasta del bien en el Registro de la Propiedad, la posesión del inmueble y en su caso, el lanzamiento judicial, en los que se da un plazo para el abandono del inmueble ejecutado.
[EN]It is a proceeding, in principle, very profitable to the creditor since, with the executive title presented with the demand, the fulfilment of the goods that guarantees the mortgage loan will be accomplished. In order of it, the notification of the demand will be carried out to the debtor, the application to the lawyer of the Justice Administration of the certification to the Property Register about the mortgage registration and its subsitence, so as the ownership of the debtor, and this way the auction of the good and the payment to the creditor will be reached through the adjudication of the (remate) to the executor. After that, it will produce the change of the ownership in the Property Register, the possession of the property and, in its case, the judicial release, in which case are given a time limit for the surrender of the executed property.
