Resumen
[ES] En este trabajo se analiza la situación del mercado inmobiliario en
un periodo que comprende tanto la etapa anterior como la
posterior a la crisis. Su revisión resulta interesante dado que el
estallido de la burbuja inmobiliaria ha sido una de las causas
principales de la reciente crisis en España, pudiendo atribuirse en
mayor medida a las entidades de crédito, los constructores y los
inversores Para conseguir la recuperación de este sector es
importante saber cuáles son los principales condicionantes del
número de compraventas de viviendas en España y para ello se
elabora un modelo econométrico a través de Gretl. Finalmente
veremos como las variables que más influyen serían la tasa de
paro, el precio de la vivienda y el número de hipotecas
constituidas.
[EN] In this work it is analized the situation of tbe housing market befare and after the crisis. Its review is interesting inasmuch as tbe outbreak ofthe real-state bubble has been one ofthe main causes of the recent crisis in Spain. Credit institutions, builders and investors have been the main culprits ofthat situation. To achieve the recovery of that sector, it is important to k:now what are the main constraints ofthe number of housing transactions in Spain and for that an econometric model is developed with Gretl. Finally, we will see that the unemployment rate, the housing price and the number of established mortgages are the principal economic factors that have the greatest impact.
